NEW plans have been drawn up to build eight houses on greenfield land.

Proposals, sent to council planners, seek permission for a development on land west of 64 Leyland Green Road, in Garswood.

Applicants the Murphy Group are an engineering and construction company who specialise in delivering infrastructure developments across the UK.

The plans are a resubmission of proposals that were drawn up and granted approval in 2020 which had expired in December last year, before development had taken place.

A planning statement, drawn up by WSP on behalf of the applicant, says: "The proposal seeks to develop eight new homes in an accessible location on an area of greenfield land on Leyland Green Road, Garswood."

The statement adds: "The site is greenfield land, of irregular shape, roughly vegetated and slopes away from the road down to the brook to the north. 

"The proposed site is in single ownership and is available to come forward for development in the short term without the need for significant new supporting infrastructure".

It also says: "The proposal has been designed to be in keeping with the residential character of the area to integrate the site fully into its surrounding landscape.

"The layout of the dwellings is particularly sympathetic to the neighbouring properties due to reasonable orientation and space being given between the dwellings to avoid any loss of privacy or amenity."

The development proposes 16 parking spaces, with two designated per property.

The statement says: "The principle of residential development on the proposal site has been established by virtue of the previous approval of the exact scheme in 2020".

It adds: "The proposed development will be in keeping with the local character and proposes a mix of dwelling types without detriment to neighbouring amenities."

It concludes: "Whilst the proposal does require the loss of some greenfield land, the benefits the scheme brings significantly outweigh the loss of the land, especially when regard is had to the policies of the development plan."

The application is on standard consultation to the public until Thursday, October 24. A decision on plans is expected by November 25.
