PLANS have been drawn up to use another new-build property at a development on a  former fire station site.

An application for a certificate of lawfulness to use a house as a children's home at the former Parr Stocks fire station site.

An application for 40 properties to be created, a mix of houses and apartments, had been submitted by Gradan Homes and approved by the council's planning committee in 2022.

The Star reported after permission was granted for a children’s home at the development site earlier this year.

Gradan Care has sent in proposals to use a property on Fireside Grove as a children’s home.

An application form in the plans states: “The use of the property to a children's care home will have no external alterations or extensions to the property proposed.

“The proposed children’s home will have no impact on noise, disturbance or anti-social behaviour associated with the use of the property as a children's care home.

“The ethos behind this type of accommodation is to allow children to live in a situation as close to a family home as possible.

“The proposed children’s home would not have any significant adverse impact to neighbouring properties above and beyond that which could result if the property was used as a dwellinghouse.”

It adds: “There are many similarities in how children’s homes operate to a normal family home in that children have private bedrooms, would undertake full time education and partake in group activities within and outside the home.

“The site is located within a sustainable location, within an established residential area, and would largely operate in a similar manner to a family home, and it is therefore plausible to consider that the application should be acceptable in principle”.

The application also says: “The change of use of a dwelling to another form of residential development, whilst resulting in the loss of a single-family home, would not have a significant impact upon housing supply.

“The home has not been used previously as a residential home therefore the impact would not be seen should an approval be granted for a children’s home.”

A determination deadline on the application has been set for November 21.
