PLANS seeking permission to build two houses near to a pub's beer garden have been drawn up.
Proposals for two detached houses near to the Brown Edge Hotel, on Nutgrove Road, have been sent in to council planners.
Plans, submitted by applicants Cordage 9 Limited, seek to utilise the existing access from Nutgrove Road, including associated parking and landscaping, and reconfiguration of the pub car park.
The pub will not be affected by the plans.
A design and access statement in the plans, prepared by PLC Architects, says: "The public house has been recently received planning permission to change the use of the bowling green into a beer garden.
"The site proposed for development is neighbouring the bowling green and is currently an underutilised plot."
It adds the proposed development "will consist of two four-bed dwellings at 114m² each with generous back gardens with areas of 132m² and 124m² respectively".
The properties will "benefit from beautifully landscaped gardens along with cycle and refuse storage", and "have been allocated appropriate parking provisions", plans say.

The statement adds that "vehicular access is proposed through the existing pub car park situated along Nutgrove Road" and "a total of four parking spaces have been allocated for the residents".
It adds: "Following the development, the main public house car park will retain space for 20 cars to park representing a reduction from the current capacity of approximately 27 cars.
"The 20 retained parking bays associated with the public house are considered to be suitable for anticipated demand, based upon the operator’s advice".
Plans conclude: "The site is well located for family homes, within close proximity to public transport links and amenities.
"The small scale development is considered to positively impact the housing supply of the borough".
The planning application is on standard consultation to the public until Wednesday, September 11.
A decision on the proposals is expected to be made by council planners by October 16.
