RESERVED matters applications setting out details of proposed houses for the site of a social club have been given approval.
What is happening at the Greenalls site?
Two applications were sent to the council by developers The Dundee Group in relation to a total of 13 proposed houses at the site of Greenalls Social Club, on Alder Hey Road, Eccleston.
The Star has already reported that proposals to refurbish the club have been approved by St Helens Council, with the local authority’s planning committee giving the green light to the latest proposals in November 2022.
Meanwhile, outline permission for the 13 homes at the location was granted by the council back in December 2020.
Greenalls Social Club had sent in the plans for its refurbishment and for some of the land to be used for housing, in a bid to save its long-term future.
Reserved matters applications providing finer details on the proposed layout of the homes were sent to the council in late 2022, after previous follow-up applications had been withdrawn earlier in the year.
'Much needed family houses'
A design and access statement by Bowker Sadler Architecture, on behalf of the applicant, states: “Due to the size of the site, we believe 13 units can be comfortably located providing a high level of amenity spaces.
“This comprises of four x 3bed/5persons houses, six x 4bed/6persons houses, and three 4bed/7persons houses”.
It states that “in-curtilage car parking has been provided to each dwelling” for two vehicles.
All properties have been designed to offer a generous private rear garden space in line with the occupancy proposed.
The statement concludes the “proposal seeks to provide” a “residential scheme offering a mix of much needed family houses in the area”.
Applications approved
In a report recommending approval of the reserved matters applications, case officer Daley Parsonage said: "The proposed dwellings are clad in alternating red and buff brick.
"This references the existing houses along Alder Hey Road, which have red brick ground floors and rendered first floors. Window surround details are expressed in contrasting brick, which adds visual interest to the simple forms.
"The layout of the scheme having already been established ensures that gardens of at least 10m are provided to ensure adequate usable spaces for the proposed dwellinghouses which meets the standards set out in the New Residential Development SPD."
It added: "It is considered that the information provided for the outstanding matters is sufficient and the development complies with the requirements of the Development Plan."
The two reserved matters applications were approved.
