A FOLLOW-UP reserved matters application over a proposed development of 294 homes has been approved.

Initial plans for houses and demolition of existing buildings at Linkway Distribution Park and adjacent land on Elton Head Road, submitted in 2018, were granted by the council.

A follow-up application was submitted seeking consent for reserved matters in 2021.

The plans set out the proposed layout, appearance, landscaping and scale of the proposals for the Sutton Heath site.

The application was drawn up by planning agents JLL on behalf of joint applicants St Helens Site Limited and Bloor Homes.

A document in the reserved matters plans stated: "These dwellings are a mix of semi-detached and detached three and four-bedroom properties."

It added that following assessment "the subject development is unable to provide affordable units as part of the housing mix.

"This approach is further supported by the council’s emerging planning policies on affordable housing provision which identify that sites located within Zone 2 (such as the subject site) will be subject to 0% affordable housing provision.

"It is therefore appropriate and in line with relevant policies that this development does not include affordable housing provision".

Plans include for accesses from Sherdley Road including landscaping, public open space, garages, car parking, and associated infrastructure.
